How It Works
A deep dive into how Domex Equity Shares operate
How the Shares Work

Domex shares are project-specific investment rights tied to a real development project, a real contract, and that project's appreciation and exit structure.

1 Share = 1 Project-Specific Right
Each Domex share belongs to one development project only. It cannot be moved into another deal, and users can only sell shares they actually own in that project.
Project Exit Event Investor Payout
When a sale, refinance, or other contract-defined payout event occurs, Domex applies disclosed costs, including the 1% project sale success fee when a property sells, then pays investors according to each investor's ownership portion.
Project-Level Secondary Market
Every project can have its own peer-to-peer market where shareholders set their own sale price and buyers purchase only the shares listed for that project.
Project Terms Matter
Share pricing may stay close to the original amount or adjust depending on the funding target, milestone status, project economics, and final contract terms.
How Domex Works
Development Raises,
Structured for Investors
Domex works with developers and project sponsors to structure development raises. When you invest, you're buying Domex shares tied to one project, its funding target, milestones, appreciation potential, and sale or refinance path.
Simple Example
A project with a $150,000 development raise can be divided into 15,000 base shares at $10 of economic value each. If the displayed live share price changes, the purchase cost changes as shares purchased times the displayed price. Those shares stay attached to that project only.

Domex-Sourced Development Projects
Domex reviews commercial development opportunities, sponsor background, funding target, use of funds, milestones, risk disclosures, and exit terms before a deal appears on the platform. Approved shares become available through one project-specific buying flow.

Developer Project Contracts
Domex partners with developers and project sponsors who want structured capital and clear investor terms. The developer remains responsible for execution while Domex maintains the deal, share records, payout records, and marketplace rules.
Contract-led structure

Domex does not guarantee returns. Investors may earn money only through payout events written into the project terms, or by reselling shares if a secondary market is available.

If resale is supported for that project, users can list shares they own and earn money if another investor buys those shares for more than the seller paid, after transaction costs.

Why Domex
San Antonio based access to project-specific international home shares
San Antonio, Texas

Domex turns one international home contract into project-specific $10 shares.

Domex operates from Texas for U.S. investors. The homes listed on Domex are outside the United States. For each property, Domex works from a real estate project contract, divides the contract value into $10 shares at formation, and releases each property's shares separately on its own property page.

How the model works

Every home is its own contract, share supply, dashboard record, and exit timeline.

Shares are individual and separate per home. One home's shares cannot be used on another home. Users can only list shares they actually own, and purchased shares appear in the user's dashboard under that specific property.

Domex is most appropriate for long-term investments, but shorter-term strategies may be possible when users buy shares later in a contract or near a listed contract finish date. Property pages show the contract length and the relevant project information before shares are bought.

Contract formation
1
Project contract receivedDomex works from a property contract with the real estate investor, project developer, or sponsor.
2
Value divided into $10 sharesThe contract value is divided into project-specific shares at the time of formation.
3
Property page goes liveLegal files, contract length, disclosures, available shares, and exits are shown on the property page.
The three exit paths

Each property can support exits through its own contract terms.

Peer-to-peer market

Available on the property page when supported. Users can list any quantity of shares they own, other users can buy them, sellers can see when shares are bought, and buyers may relist those shares later.

Fixed home sale date

If the home is sold on the contract's listed sale date, investor equity is realized according to that property's terms and returned through the contract process.

Domex buyback

Less common. If Domex elects to buy back shares after the contract is paid off, users may sell their shares to Domex under that property's terms.

Long-term by design

Domex is built for investors who can hold through a property contract. Inflation, local economic growth, property value growth, and foreign exchange movement may affect outcomes, but every project remains subject to its own risks and documents.

No rent payments currently

Domex currently does not offer rent payments. Relevant contract length, legal files, property information, exit terms, and share information are listed on the property page before purchase.

Who Domex serves

U.S. investors and international property partners, not an international investor platform.

Domex operates out of San Antonio, Texas. Investor access is U.S.-based. The platform lists homes from countries other than the United States and is designed for real estate investors, developers, and sponsors who view homes as profit-focused projects and need contracts tailored to that project.
