Development pipeline

Development Projects

Domex is preparing commercial, multifamily, mixed-use, warehouse, retail, and self-storage development raises for investor review.

Three steps.
How Domex Works

From developer submission to investor funding, each development raise follows one clear share-buying structure built around terms, milestones, and risk disclosures.

Developer submits a project

Developer submits a project & Domex reviews it

Upon formulating a time frame, legal guidelines, proper research, and more, Domex then posts the property on the Domex website.

Investor buys shares

Investor buys shares of property

Upon doing due research and learning, a user buys a share and gains access to a foreign market's economy and the growth in that home.

Contract ends and payout

Contract ends

Users are paid out their percentage of the foreign home's appreciation. Time frames are disclosed upfront and users can exit before the contract expires by posting their shares.

Why Domex exists

Funding development deals alone
is usually out of reach.

Domex gives investors a structured way to participate in commercial development projects without needing to source private deals, negotiate directly with developers, or write institution-sized checks.

Development access without going alone

Development access without going alone

Private commercial development can require large checks, direct sponsor relationships, and deep underwriting. Domex structures each opportunity into fractional project shares designed for investors to review clearly.

Project complexity disclosed up front

Project complexity disclosed up front

Each project page is expected to identify the developer, project type, funding target, use of funds, milestones, investor terms, fees, timeline, and risk disclosures before funding opens.

Milestones matter

Grow Your Equity Overtime

As your investment is in a property, it gets access to that countries real estate market and grows proportional to it, allowing for returns that outperform America potentially.

Potential investor proceeds

Ways investors may receive proceeds.
Varies By Contract.

Domex does not guarantee returns. Investors may receive proceeds only when a project has a disclosed payout event, a supported resale, or a disclosed buyout option.

Project sale payout

If the project is sold and the contract gives investors sale participation, proceeds may be paid according to the project waterfall after the disclosed Domex sale success fee and other project costs.

Sale terms disclosed before shares open
Domex targets a competitive 1% project sale success fee
Project costs and senior claims paid before investor payouts
Investor payout follows the contract waterfall
Higher sale value may increase investor proceeds

Secondary share resale

If Domex supports resale for that project, shareholders may list shares they own. A seller may receive more or less than they originally paid depending on buyer demand and the resale price.

Only owned shares can be listed
Shares stay tied to one specific project
Buyer demand is not guaranteed
Transaction costs reduce resale proceeds

Domex buyout

Some projects may include a disclosed buyout or redemption option where the sponsor, project entity, or Domex-affiliated entity may offer to repurchase shares under that project's terms.

Available only if disclosed before shares open
Buyout pricing follows the project documents
Participation terms can differ by project
Buyouts are not guaranteed

Got questions

Frequently asked.
Plainly answered.

What exactly is a Domex project share and how is it priced?+
A Domex share is a project-specific contractual investment right tied to one commercial development. It can be tied to sale proceeds, sponsor buyout or redemption terms, or secondary resale in that project. Shares are priced from the project's displayed live share price, and a purchase is calculated as shares purchased times the displayed price. Shares from one project cannot be used on another project.
How may investors earn money?+
Investors may earn money through a project sale payout, secondary share resale, or sponsor buyout/redemption if that option is written into the project terms. Returns are not guaranteed, and exact terms depend on the specific project documents.
What are the exit options?+
All projects disclose exit terms before shares go live.

Project sale payout - The contract lists sale terms and the payout waterfall.

Secondary share resale - Shareholders can list shares they own on that project's secondary market if resale is supported.

Sponsor buyout or redemption - A sponsor or project entity may buy out investor shares only if that option is disclosed upfront.
What does Domex charge in fees?+
Domex is designed to keep rates competitive: no developer fee just to submit a project, clear purchase math for investors, and a sale success fee only when a project sells.
Cost typeWho paysAmount
Developer submissionDeveloper or sponsorNo charge just to submit a development or enter initial review
Original project share purchaseInvestor2% original share purchase add-on per share bought directly from a Domex project
Payment processingInvestor or payout recipientCard, bank, or payment provider charges may still apply depending on payment method
Aftermarket share purchaseBuyer2.5% aftermarket share purchase fee when buying shares from another shareholder through a supported resale marketplace
Project sale success feeSale proceeds1% project sale success fee per property, deducted before investor payouts are calculated under the project waterfall
What is the minimum investment?+
The minimum depends on the project's displayed live share price and the number of shares purchased. Project examples may use a $10 base share, but the actual purchase cost is shares purchased times the displayed price.
How does identity verification work?+
Every investor goes through identity verification via Didit before accessing live projects. Didit supports 14,000+ document types across 220+ countries, with liveness detection. The full process takes ~3 minutes from your phone or webcam, and once verified, you're cleared to invest. You can start verification right after creating your investor account or anytime from your account menu.
Who can invest on Domex?+
Investor access is currently intended for U.S.-based investors only, starting with Texas operations. Developers and project sponsors can contact Domex to discuss development raises.
How are development projects legally structured?+
Each project must disclose its sponsor, entity structure, project rights, investor contract rights, distribution path, risk disclosures, and resale restrictions before shares open. Domex should not open a project until counsel has reviewed the offering structure.
How do project payouts move to investors?+
The intended flow is exit proceeds from sale or another disclosed project event, deduction of disclosed costs, then payout to investors according to ownership portion. Each live deal should publish the exact payment route, fee timing, and expected payout timeline.
Who bears project risk?+
Project risk belongs to the economics of each development unless a deal states otherwise. Permitting, construction, budget, financing, sale pricing, and market demand can affect returns.
What happens if project conditions change?+
Development changes are a real risk in commercial real estate. Each deal should explain what happens if costs, permits, construction timelines, financing terms, or market conditions change during the contract.
How does two-factor authentication work?+
2FA uses a time-based one-time passcode (TOTP) - the same standard supported by Google Authenticator, Authy, 1Password, and any TOTP-compatible app. After signing up you can enable 2FA from the account menu: scan a QR code with your authenticator app, enter the 6-digit code to confirm, and 2FA is active. Your secret is encrypted at rest and never stored in plaintext.
What returns can I realistically expect?+
Returns vary by project execution, milestone completion, sale value, and secondary market demand. Domex is designed for long-term investing, but short-term exits may be possible when users sell shares through a project's peer-to-peer market. Returns are not guaranteed.
Can I lose money?+
Yes - it's possible depending on project performance and market conditions. As with any investment, there is risk. Read all project terms thoroughly before investing.
What happens if a project's shares do not sell out?+
If a project does not fully fund, the contract terms determine whether the raise closes, extends, scales, or returns funds. Unsold share performance is a normal market risk, not an automatic platform failure.
How do I get started?+
As a share investor: . You'll get immediate access to the platform - sample projects, learning library, project pipeline, and your investor dashboard.
